Tips for home buying

First, some details

So, you’ve decided that it’s time to buy. Great! First things first though. What kind of house…and where? What kind of payment can you handle every month, and how does that translate to a purchase budget? What kind of loan are you looking for? How about number of bedrooms, or finding enough display space for all of your unicycling trophies?! Yep, there are a lot of variables to consider when buying, some of which you’ve probably thought of, and some that you probably haven’t. Talk to your agent—and I mean really talk to them—about your goals, reasons for moving, and your financial plan. Whatever happens, you’re going to be in it together, so the more you can work through and plan out early on, the better off you’re going to be.

Be focused, be aggressive, and be level headed

It’s not always easy being a hopeful homeowner, especially in a hot market. With your details worked out though, it’s time now to hit the market and fight off all of that competition from other buyers, so get yourself in the mindset to WIN. Whether it’s simply being the first one in the door, or being the one with the most creative offer, find ways to leverage your assets in order to best turn the table in your favor and give yourself a leg up. And no matter what, always keep focused, stay positive, and remember that a few ups and downs now will eventually pay dividends. The journey will all be worth it in the end.

Have a healthy dose of realism

Maybe not what you’d expect, but this seems to trip up a lot of buyers before they get started. I know it’s tough to hear, but not every house actually looks like a certain HGTV celebrity couple just spent the GDP of a small country on ship lap related renovations. Houses are just like people, and some of them are more ready for the ball than others, but remember, there’s a spectrum of options to choose from, and with some of those flaws comes OPPORTUNITY! Just don’t set your expectations so high that you’re eternally searching for the diamond in the rough that probably isn’t coming.
