Tips for selling your home

Plan ahead

Everyone wants a quick sale, and everyone wants top dollar. That’s only natural when you’re selling what is probably your most valuable asset, but what’s the best way to sell quickly, and how do you maximize your return? Have a great product and have great market exposure! This can take some time to get right though, so give yourself (and your agent) some lead time in order to assess the property and how you want to expose it to the market. A little extra time/effort up front will almost always pay itself back in the long run. After all, you don’t just want to be the seller that’s selling in a good market, you want to make sure that you’re the seller TAKING ADVANTAGE of a great market. And yes, there’s a big difference.

Put your “buyer eyes” on

The hardest part about listing for a lot of sellers is detaching, and turning their “home” into their “asset”. It makes sense, memories tend to make us sentimental, but unfortunately, we can’t put a price tag on sentimentality, and more importantly, that’s not what buyers are buying. Be honest with yourself and walk through your home like a buyer would, noting any potential flaws or “to-do list” items that might not have gotten finished yet. The more of these items that you can remove from buyers’ mental “punch list”, the better off you’ll be. While you’re at it, try to remember what made you choose your house when you were buying it. That’s what your buyers will probably be most interested in too, so make sure to emphasize that feature.

Sell the lifestyle

Live in a quiet country setting off the beaten path? Light up the firepit and get the s’mores roasting. How about a cul-de-sac place with a great pool? Set up the lounge chairs and crank the music! You’re not just selling walls and a roof, you’re selling the place someone else is eventually going to call home…they just don’t know it yet. Our goal together is to make sure that potential buyers not only see every piece of what makes your house great, but also what makes your house great for THEM. So stand out, and make sure that your favorite parts of the home are irresistible for someone else too.
